Building Permit Application

A building permit is required for any new construction, changes, alterations, or additions to a structure, as well as for demolishing part of or an entire structure.

Important: To avoid application delays, please ensure a complete application is submitted. Refer to the application checklist for a complete list of application requirements. We are working hard to process all complete applications received. Incomplete applications will be placed on hold and may be moved to the back of the queue, which will impact the processing time.

Please note:

An application fee is required at the time of submission
Payment must be made by credit card only (Visa, Mastercard, AMEX)
A 2.4% surcharge applies to all credit card payments

Additional documentation is required if your property is not connected to City services.
- Water
  
  Properties not connected to City water must provide the following:
  Private water source (well or lake): Proof of potable water from a third party is required during application process.
  Private water utility: Confirmation required via email. Please inform City staff here.
- Sewer
  
  Properties not connected to City sewer system must provide Interior Health approval for the septic system during application process.
Some properties in Vernon may be located in areas of archaeological significance. It is the applicant’s responsibility to determine whether an archaeological assessment is required before starting construction.

An archaeology check helps identify whether a property is located on or near a known archaeological site, including Indigenous heritage sites or historical artifacts. If applicable, special permissions may be required before any land disturbance can occur. This process supports cultural heritage protection and ensures legal compliance.
