Zoning Information for current applicants

A number of application types will be impacted by the transition to Zoning Bylaw 6000, including zoning amendments (rezoning), development variance permits, development permits, subdivisions, and building permits.

Applications in Process

If you have a rezoning, development, subdivision, or building permit application currently with the City, or plan to submit an application to the City prior to the adoption of Zoning Bylaw 6000, your application may be impacted by the transition to the new Zoning Bylaw.

Rezoning Applications:

Zoning Bylaw 6000 will consolidate many of the zones currently in place under Zoning Bylaw 5000. This means that many applications to rezone a property will no longer be necessary.

  • For rezoning applications that have received readings, any conditions required to adopt the new zone must be completed and the rezoning bylaw adopted by Council before the effective date of Zoning Bylaw 6000.
  • Rezoning applications that have not received readings and cannot achieve adoption before the effective date of Zoning Bylaw 6000, will be reviewed under the zones created by the new Zoning Bylaw.

Development Applications:

Development Permits, Development Variance Permits and Board of Variance Orders issued before the effective date of Zoning Bylaw 6000 will be valid for a period of one year from the effective date of Zoning Bylaw 6000. If a building permit has not been issued (if required) or construction started within one year, the development will need to comply with the regulations of Zoning Bylaw 6000.

Subdivision Applications:

Complete applications for subdivision submitted before the effective date of Zoning Bylaw 6000, will be considered under the regulations of Zoning Bylaw 5000 for a period of one year in accordance with s. 511 of the Local Government Act. Subdivision’s not completed within one year will need to comply with the regulations of Zoning Bylaw 6000.

Building Permit Applications:

Complete Building Permit applications received before the effective date of Zoning Bylaw 6000 will be processed under the regulations of Zoning Bylaw 5000 and must be issued within one year.

Complete Building Permit applications received after the effective date will be processed under the regulations of Zoning Bylaw 6000, unless there is an associated Development Permit, Development Variance Permit or Board of Variance Order issued before the effective date of Zoning Bylaw 6000. In which case, the Building Permit will be processed under the regulations of Zoning Bylaw 5000 provided that the Building Permit is issued within a one year period.
